Jakarta hotels see decade-high occupancy and revenue surge

November 2023 data reveals Jakarta hotels achieving historic occupancy and RevPAR highs, driven by key events and market recovery.

The hospitality sector in Jakarta has recently witnessed a significant upswing, with hotels in the region experiencing their highest occupancy rates and revenue per available room (RevPAR) in over a decade. This resurgence in the hospitality industry is noteworthy, particularly when considering the historical context of these figures. The preliminary data, sourced from CoStar, a prominent provider of online real estate marketplaces, analytics, and comprehensive information in the property markets, indicates a robust recovery and growth in the sector.

In November 2023, Jakarta’s hotels reported a remarkable year-over-year growth in key performance indicators. The occupancy rate reached 79.8%, representing an increase of 10.9% from the previous year. This figure is significant as it reflects the highest level of hotel occupancy in Jakarta since November 2011. Similarly, the Average Daily Rate (ADR) rose to IDR1,030,269.24, marking a 10.4% increase compared to the same period last year. Moreover, the Revenue per Available Room (RevPAR), a critical metric in the hospitality industry, showed a substantial rise of 22.5%, reaching IDR822,163.52. This is the highest RevPAR recorded since November 2013, highlighting a significant turnaround in the sector’s performance.

The surge in Jakarta’s hospitality sector can be attributed to several key events that took place in the city during November 2023. Notably, the city hosted a concert by the globally renowned band Coldplay, alongside the IndoBuildTech Expo, a major event in the building and construction industry. These events significantly contributed to the increased demand for hotel accommodations in the region.

Analyzing the daily data, it is evident that the Coldplay concert had a direct impact on occupancy levels. The highest occupancy rate was recorded on Wednesday, 15 November, the night of the concert, reaching an impressive 92.7%. This peak was closely followed by Thursday, 16 November, with an occupancy rate of 89.1%. Throughout the month, Jakarta’s hotels maintained a robust performance, with occupancy levels consistently staying above the 70% mark on all but three days.

This upturn in Jakarta’s hospitality sector is a positive indicator for travel and hospitality professionals, reflecting a growing demand and increasing confidence in the region’s market. The data from CoStar not only provides valuable insights into the current state of the market but also suggests a promising outlook for the future of the hospitality industry in Jakarta.
