Agnes Water Holiday Park listed for sale amid rising demand for Queensland leisure assets

AGNES WATER – The NRMA Agnes Water Holiday Park has been listed for sale amid rising demand for Queensland leisure assets.

CBRE’s Paul Fraser and Dillon Murphy have been exclusively appointed to sell the freehold interest in the Gladstone region property as both domestic and international investors seek to capitalise on Queensland’s long-term capital growth potential.

Operated by NRMA Parks and Resorts, the asset features a variety of accommodation options for holiday goers including caravan sites, cabins, villas, and camping sites over a total of 133 lots.

The park is situated over a substantial 35,700sqm block and is ideally located on the beachfront at Agnes Water, the closest access point to the southern Great Barrier Reef. CBRE Hotels’ Paul Fraser said, “This offering truly is exceptional. To have such a significant lot size on absolute beachfront in Agnes Water is unheralded. To then have this incredible parcel of real estate tenanted by one of Australia’s largest and most successful park operators leads us to believe this asset will demand widespread appeal from a national and international market.”

Mr Fraser added, “Agnes Water is becoming one of Queensland’s most recognised and popular tourism destinations, with tourism growth of over 100% year-on-year since the onset of COVID-19 and the receipt of the Top Small Tourism Town in Queensland 2021 by the Queensland Tourism Council.”

The development of Agnes Water has been significant in recent years, as tourism and long- term residents continue to flock to the region and the town’s commercial and retail viability grows.

Major developments are currently underway, including a 30.6ha site comprising various commercial and retail shops and the $1m upgrade of the main road thoroughfare between Agnes Water and 1770.

The asset will be sold via an Expression and Interest campaign closing 10 th March 2022 (unless sold prior).
