Brisbane hotels reached record ADR and RevPAR in September 2024, driven by major events like the Brisbane Festival and AFL final.

WASHINGTON – Brisbane‘s hotel market reached unprecedented heights in September 2024, with average daily rate (ADR) and revenue per available room (RevPAR) hitting all-time highs, according to preliminary data from CoStar, a provider of real estate information and analytics.

The growth in Brisbane’s hospitality sector was largely attributed to a series of high-profile events that drew significant visitor numbers. September saw several key happenings, including the Brisbane Festival, the Brisbane Lions AFL elimination final, and multiple conventions at the city’s Convention Centre.

Year-Over-Year Performance Highlights:
  • Occupancy: 78.5% (+3.3%)
  • ADR: AUD236.64 (+1.7%)
  • RevPAR: AUD185.82 (+5.0%)

These figures reflect a continued recovery and growth in Brisbane’s hotel sector. Notable peaks were observed during the weekends and special event days. For instance, on Saturday, 7 September, the city’s hotels recorded their highest ADR for the month, reaching AUD288.01, while RevPAR surged to AUD251.70, thanks to an influx of Carlton Blues fans attending the AFL elimination final and the Brisbane Festival’s sixth day. That night, the city’s occupancy reached 87.4%, marking the second-highest daily occupancy for the month.

The highest occupancy level occurred on Wednesday, 18 September, peaking at 87.9% as the Brisbane Festival overlapped with the second day of the National Bus & Coach Show.

Throughout the month, Brisbane’s daily occupancy levels consistently exceeded 70%, with only four days falling below this threshold, reinforcing the market’s strength.

Looking forward, early data through 9 October indicates that Brisbane’s occupancy was already 4 percentage points higher than at the same time last year, standing at 64%. This suggests that the momentum seen in September is likely to continue into October, positioning the Brisbane hotel market for sustained growth.

With significant event-driven demand bolstering the city’s hotel performance, the hospitality industry is demonstrating robust resilience and upward trends, offering optimistic prospects for the months ahead.
