Innot Hot Springs Leisure & Camping Park up for sale

Situated in the Atherton Tablelands township of Innot Hot Springs, just a two hours’ drive from Cairns, the park occupies an expansive 3.01ha (30,100sqm) freehold land parcel over two separated lots. 

Cairns, Australia – The Innot Hot Springs Leisure & Camping Park has been listed for sale amid strong investor demand for leisure assets in regional Queensland. 

CBRE Hotels’ Paul Fraser and Ray White Rural Athertons’ Morgan Brennan have been appointed to sell the Freehold Going Concern interest in the property via an Expressions of Interest campaign.

Situated in the Atherton Tablelands township of Innot Hot Springs, just a two hours’ drive from Cairns, the park occupies an expansive 3.01ha (30,100sqm) freehold land parcel over two separated lots. 

The Leisure and Camping Park, situated on a 2ha lot, comprises a plethora of accommodation offerings including 23 unpowered camping/van sites, 14 powered camping/van sites, six hotel rooms, and four self-contained, air-conditioned units. 

A separate 1.01ha lot features the Hot Springs Hotel, encompassing a public bar and restaurant, large beer garden, five self-contained rooms and a two-bedroom manager’s residence. 

CBRE Hotels’ National Director Paul Fraser said, “The asset’s positioning next to the renowned Innot Hot Springs in Nettle Creek provides a great demand driver for the park’s diverse accommodation and hospitality offerings.”

The preserved Innot Hot Springs, deemed as one of three Cairns Hinterland beauty spots, provide naturally heated mineral water from which the park’s variety of pools are filled.

Mr Fraser noted, “The Park offers considerable operational upside for an astute incoming investor to capitalise on currently underutilised business opportunities. Only a small injection of capital expenditure would be required to completely reposition and rejuvenate the asset.”

Ray White Rural Athertons’ Morgan Brennan added, “There is an abundance of natural beauty and attractions surrounding the asset, all of which are driving demand to the area. The Park benefits significantly from this, considering the limited local competition for both quality accommodation offerings and hospitality services.”

North Queensland’s drive tourism market is currently booming, a trend accelerated by COVID-19.

“Given the strong growth in the drive tourism market and the region’s significant natural beauty, coupled with the asset’s untapped operational upside in the asset, we expect this campaign to be greatly contested,” Mr Fraser said.

The property will be sold via an Expressions of Interest campaign closing 9th June 2022.
